What Happens in the Design Brief Meeting?
Your first meeting is all about you:
What are you planning to build or renovate?
What’s your budget, timeframe, and lifestyle needs?
What inspires you?
What are your site constraints and planning concerns?
We’ll listen closely, ask the right questions, and begin to shape a design direction that reflects your goals and constraints — with expert guidance on feasibility, construction cost expectations, and local council requirements.
This session also gives you a chance to get to know us and how we work. There’s no pressure to commit — but if you’re ready to move forward, here’s what happens next:
Step-by-Step: From Your Design Brief to Final Drawings and Builder Engagement
1. Fee Proposal & Project Kickoff
Following your brief meeting, we prepare a clear, fixed-fee proposal outlining all stages of the design process. Once accepted, we begin work.
2. Site Measure & Research
We conduct a site visit to document existing conditions and investigate relevant planning overlays, council regulations, and site constraints. This ensures our designs are both creative and compliant.
3. Concept Design
With your brief and site data, we develop initial concept sketches and floor plans. These are presented to you for feedback and refinement. This is your chance to explore ideas before locking in the direction.
4. Design Development
We refine the preferred concept into a more detailed developed design, including elevations and key material ideas. At this stage, we may also consult with structural engineers or other specialists as needed.
5. Town Planning (if required)
If your project requires planning approval (due to zoning, overlays, or site specifics), we prepare and lodge the Town Planning application on your behalf, managing any council communication.
6. Construction Documentation
Once the design is approved, we prepare the full set of construction drawings, including:
Detailed floor plans and elevations
Sections and construction notes
Window schedules and material specifications
Coordination with structural engineering and energy reports
These drawings form the basis for building permits and accurate builder pricing.
7. Builder Engagement
We assist you in finding and engaging a reliable, experienced builder, either through tender or by negotiating with a trusted partner. We can also review quotes and advise on contracts to ensure your budget and expectations are protected.
